About Us

Our beautiful community has 25 single family homes and 68 villas in quads of four, with all essential living space on the first floor. Finished areas of living space range from 2200 to 4700 square feet, providing diverse living spaces to meet a variety of needs. All have one or two-car garages and private driveways, and parking pads are available to visitors. Most homes have added sunrooms and decks or patios.

Community Clubhouse

The community clubhouse provides a gathering space for Board meetings and community events. Events hosted at the clubhouse vary according to the interests of the hosts and residents, but some of the events over the years have been monthly themed Community Socials, Craft Circle, Book Club, Movie Night, Mah Jongg, and Canasta.

Age-Restricted Community

VCC is an age-restricted community for adults 55 or over.  In order to be a 55-and-over community, we comply with the terms of the Federal Fair Housing Act.  At least one resident of each unit must be at least 55 years old, unless an owner under 55 loses a partner to assisted living, death, or divorce.  Also, with very limited exceptions for the handicapped, no one under 18 may live here.  Overnight visits by children and grandchildren under 18 are permitted, up to 60 days a year. 

The Association engages a professional management company to oversee finances and coordinate with contractors. We also engage a company to conduct regular reserve studies to help plan for future needs. An elected Board of Directors of residents from the community works with the management company to draft a budget that meets annual expenses and fully funds the recommendations made in the reserve studies. The draft budget is shared with the community for input before the Board votes to approve the budget each fall.

Condo fees include insurance on common areas and building structures, most exterior unit maintenance, management of water and waste-water treatment systems, landscaping of common areas and limited common areas in front of homes, snow removal, trash collection, and clubhouse maintenance. Howard County provides recycling. A complete list of Association responsibilities and unit owner responsibilities is included in a resale packet provided by the management company to prospective buyers. In addition to the Board, many volunteers serve on various committees so that all residents have an opportunity to participate in the life of the community. In short, our residents strive to be a true community of family and friends who celebrate each others’ joys and offer support in times of need.
